Category 4 Sprinkler Installation in Leeds Apartments

Base Fire Sprinklers were appointed as the sprinkler contractor on this large office-to-residential conversion development in Leeds city centre.  The redevelopment of this building will provide much needed accommodation in this vibrant student-centric area of Leeds. 

The project was initiated in 2022, and Base was assigned the task of developing a Category 4 sprinkler system that adheres to BS9251:2021 standards.  During the initial design phase, Base collaborated with the architects by examining their ceiling drawings, as well as the electrical and mechanical drawings. This collaboration allowed us to create a fully coordinated design for the sprinkler system.

The on-site installation work for Base commenced in June 2022, with a target to complete the project before students moved in, scheduled for September 2023. 

As the building is over 18m in height, a Category 4 sprinkler system was designed and coordinated with lighting and building services. The system is fed off the domestic water supply, therefore it was important for Base Fire Sprinklers to be involved at design stage to size the domestic water storage in collaboration with the mechanical consultant.
