Do I need sprinklers in my block?
Since 2020, amendments to Approved Document B (Fire Safety) Volume 1 mean that blocks of flats more than 11 metres in height should be fitted with fire sprinklers throughout.
These sprinkler systems should meet the criteria specified by British Standard BS 9251 or, for blocks of flats outside the scope of that standard, BS EN 12845.
Base Fire Sprinklers can determine which standard applies to your block, and which category of fire sprinklers should be installed.
From there, we can advise on installing new sprinkler heads and/or upgrading your water supply tank, to ensure adequate operation of your sprinkler system if there's a fire.
Categories of fire sprinklers for blocks of flats
There are four categories of fire sprinklers, from Category 1 for small blocks of flats and individual dwellings, to Category 4 which applies to large blocks of over 18 metres in height.
You can find full details of all four categories on our website, and we can help you to determine which category applies to your property.
Each category places certain minimum values on the number of sprinkler heads you install, the size of your supply water tank, and the required flow rate.
We take all of this into account when ensuring your sprinkler system complies with the regulations - we worry about it so you don't have to.
Changes of Use
In blocks where there has been a change of use, for example offices or commercial premises converted into apartments, Base Fire Sprinklers have the expertise to give you fully compliant residential fire sprinklers.
This may mean reconfiguring an existing sprinkler system to meet the capacity required for domestic fire sprinklers in the building regulations.
Or you might need a completely new installation, which we are able to handle from start to finish, giving you the fire protection you need from a single contractor.
All enquiries are welcome, so if you're not sure what you need, give us a call and we can help you to work out your commitments under the current regulations.
Here For You
Base Fire Sprinklers are here to help you when you need us, with convenient communication options and friendly customer service.
We can also help you to update your risk assessments, including in cases where fire suppression systems were previously found to be insufficient.
At every step along the way, we work closely with block management companies to represent your best interests, to give you the sprinkler systems you need, and to protect your tenants as required by the law.
