How do commercial sprinkler systems work?

The basic system for commercial sprinklers is similar to other applications: a grid of overhead pipes with sprinkler heads placed at strategic intervals, which are activated by smoke, heat, or manual intervention. Temperature sensors have become the most common option, as it is reliable and safe while avoiding accidental activation.

Automatic sprinkler systems for commercial buildings must be designed and installed with the specific requirements of the business.

  • Are there valuable or delicate assets and items in the building?

  • Is the presence of high voltage devices or fuel a fire hazard?

  • Are there oddly-shaped rooms and corners that would make water delivery problematic?

Our team at Base Fire Sprinklers will take every aspect of your business premises into consideration in the planning phase to ensure your system will be performing to its full potential at critical times.

Facilities Management Companies

We provide sprinkler system services for facilities management companies to maintain existing systems. If your business requires annual services and inspections, we can take care of scheduling and supply.

What is the British standard for commercial sprinkler systems?

The current standard for design, installation and maintenance of commercial sprinkler systems is BS EN 12845. The standard also outlines routine maintenance checks that should be carried on the systems on a daily, weekly, and quarterly basis.

Our Commercial Sprinklers engineers at Base Fire Sprinklers can help you ensure your system is not only compliant, but always safe and performing at its best, by planning out a maintenance schedule for your system that covers all checks included in BS EN 12845.

Do commercial buildings need a sprinkler system?

While some UK legislation regarding fire suppression systems in commercial buildings are very clear, guidance does seem confusing for some types of businesses.

Commercial buildings and businesses with an un-compartmented area of over 20,000 square metres must, by law, have a compliant fire sprinkler system installed. Smaller businesses must follow guidance based on the number of staff or other fire hazards in the premises.

If your business employs more than 5 people, the law requires that you undergo a fire risk assessment, which will often advise you to have a tailored fire sprinkler system designed and installed in the building. Therefore, even for smaller businesses which may not be required by any explicit legislation to have a fire sprinkler system, having one installed may be strongly recommended or required by local or national authorities.
